What does carpet cleaning cost in Burnaby? Prices by home type

Burnaby has two very different kinds of carpet. In the towers around Metrotown, Brentwood and Lougheed, carpet is usually in the bedrooms only, with laminate or tile everywhere else. In the older houses on Burnaby Heights, Capitol Hill and around Deer Lake, you’ll still find carpeted living rooms, long hallways and full staircases, sometimes on two floors. That’s why a single “average price” doesn’t help much. Here’s how our prices work, and what common Burnaby homes come to.

The price list

Carpet is priced per area: $90 an area before the current promo, plus GST. One area is a room up to about 150 sq ft, one hallway, or one set of stairs. The minimum is $210, which covers up to 3 areas, and one area on its own is $150.

Furniture, rugs and mattresses can go on the same booking:

ItemPrice (before the promo)
Sofa or sectional$90 per seat
Armchair$90
Dining chair, seat and back / seat only$30 / $20
Area rug about 10×8 or bigger / smaller$90 / $65
Mattress: king / queen / single or full$200 / $150 / $100

The seasonal promo comes off jobs above the $210 minimum, and GST goes on after. There’s no extra line for pre-treating spots or traffic lanes: it’s part of every clean.

What Burnaby homes usually come to

These examples use the price list above, before the promo and GST:

HomeWhat’s cleanedAreasList price
One-bedroom condo at MetrotownBedroom, den, short hallway3$210 (minimum, list $270)
Two-bedroom condo at Brentwood2 bedrooms, hallway3$210 (minimum, list $270)
Two-bedroom condo, plus the couch2 bedrooms, hallway, 3-seat sofa6$540
Edmonds or Highgate townhouse3 bedrooms, upstairs hallway, 2 sets of stairs6$540
Burnaby Heights house, main and upper floorLiving room, dining room, 3 bedrooms, 2 hallways, stairs8$720

In most condos, the minimum covers everything that’s carpeted. If you’re at 2 areas, a third costs nothing extra, so it’s worth adding the hallway or a rug under the bed.

What makes a Burnaby job cost more or less

Number of areas. A room up to 150 sq ft is one area, which covers most bedrooms, dens and condo living rooms. If you have a very large open living and dining room, mention its rough size in the booking chat so the price is right from the start.

Stairs. Each set of stairs is one area. Townhouses in Edmonds, South Slope and around Lougheed often have two or three sets, and they’re the first thing people forget to count.

Basement suites. Many older Burnaby houses have a suite downstairs. If you own the house and want both floors done, list the suite’s rooms on the same booking and it’s one visit. If you’re a landlord between tenants, we can bill you or your property manager directly.

Furniture. A sectional or a few dining chairs adds up quickly, but it’s the same visit and the same setup, which is cheaper than a second appointment later.

What you get for the price

Every carpet clean includes:

  • a walkthrough first, to agree on the areas and point out stains, pet spots and anything fragile,
  • pre-treatment of traffic lanes and spots,
  • truck-mounted hot water extraction in houses, where the van stays outside and only the hose comes in,
  • a high-powered portable unit in towers where the building won’t allow a hose through the lobby or the van can’t park close,
  • plant-based, pet-safe solutions on request,
  • and a final walkthrough before we leave. If something isn’t right, we fix it.

Most carpet is dry in 3 to 6 hours. In condos, opening a window or running the bathroom fan helps it along.

Booking in a Burnaby tower

If your building needs an elevator reservation or a contractor sign-in, book the elevator for the morning of your clean and leave a visitor parking spot or loading bay for the technician if you can. We work around the building’s rules. End-of-month dates fill first in Burnaby because of move-ins and move-outs, so book a week or two ahead if you need the 30th or the 1st.

How to get your exact price

Count your carpeted rooms, hallways and sets of stairs, then add any furniture or rugs. When you book carpet cleaning in Burnaby online, the total updates as you add each item, and you see the full price before you pick a time. If you add something on the day, the technician shows you the new price before starting.
