What does carpet cleaning cost in Coquitlam? Real prices by home

Coquitlam homes come in every size. A condo by Coquitlam Centre or Suter Brook might have two carpeted rooms. A family home on Westwood Plateau or Burke Mountain can have four bedrooms, a family room, two hallways and two sets of stairs. So “how much does carpet cleaning cost?” really depends on what’s under your feet. Here’s how our prices work, and what typical Tri-Cities homes come to.

How we price carpet cleaning

Everything is priced per area, at $90 an area before the current promo, plus GST. An area is:

  • one room (bedroom, living room, family room, den),
  • one hallway,
  • or one set of stairs.

Furniture and rugs go on the same booking:

WhatPrice (before the promo)
Room, hallway or set of stairs$90 each
Sofa or sectional$90 per seat
Armchair$90
Dining chair, seat and back / seat only$30 / $20
Bar stool$20
Area rug about 10×8 or bigger$90
Area rug smaller than 10×8$65
Mattress: king / queen / single or full$200 / $150 / $100

The minimum is $210, which covers up to 3 areas, and one area on its own is $150. The seasonal promo comes off jobs above the minimum, and GST is added after. There’s no separate charge for pre-treating traffic lanes or spots: it’s part of every clean.

What typical Coquitlam homes come to

These are worked examples from our price list, before the promo and GST:

HomeWhat’s cleanedAreasPrice
One-bedroom condo near Coquitlam CentreBedroom, living room, hallway3$210 (minimum, regular $270)
Two-bedroom condo at Suter Brook2 bedrooms, living room, hallway4$360
Three-storey townhouse in Port Coquitlam3 bedrooms, living room, upstairs hallway, 2 sets of stairs7$630
Westwood Plateau family home, bedrooms only4 bedrooms, upstairs hallway, stairs6$540
Same home, the full house4 bedrooms, family room, living room, 2 hallways, 2 sets of stairs10$900

Add a five-seat sectional from the family room and that’s another $450. Stairs are the thing people forget to count. Townhouses and split-level homes in Coquitlam often have two or three sets, and each set is one area.

How to count your own home

Walk through and count:

  1. Every carpeted room. Bedrooms, the living room, the family room, a den or office, a carpeted basement room.
  2. Every hallway with carpet.
  3. Every set of stairs. Each set is one area. If you’re not sure how to count a short run between levels, ask in the booking chat.
  4. Furniture and rugs you’d like done in the same visit.

When you book online, you see the total change as you add each item, before you pick a time. That’s the price you pay, unless you add more with the technician on the day, and they’ll show you that price before they start.

What’s in the price

Every carpet clean includes:

  • a walkthrough with you first, to agree on what’s being cleaned and point out any problem spots,
  • pre-treatment of traffic lanes, spots and pet areas,
  • truck-mounted hot water extraction, which heats the water in the van and pulls it back out with strong suction, so the carpet is left only damp,
  • plant-based, pet-safe solutions on request,
  • and a final walkthrough before we leave. If something isn’t right, we fix it.

The truck stays outside and only the hose comes in. For towers where the van can’t get close, such as some high-rises around Coquitlam Centre and Inlet Centre, we bring a portable unit instead. Most carpet is dry in 3 to 6 hours.

What Coquitlam homes usually need

Bigger family homes on the hillsides tend to have the same pattern: a busy family room, a main staircase that takes every trip up and down, and bedrooms that only need a refresh. If budget matters, start with the family room, the stairs and the main hallway. Those three or four areas take most of the wear.

Older homes in Maillardville and Austin Heights often have carpet that’s been down a long time. A good clean lifts a lot of the grey, but carpet that’s worn through or matted flat won’t come back to new. We’ll tell you honestly at the walkthrough.

Condos and townhouses near the SkyTrain are simpler: fewer areas, often a couch, and usually a move date or a strata elevator booking to work around.

Comparing quotes

When you compare prices from other companies, check three things: whether “per room” includes hallways and stairs, whether pre-treatment is included or added at the door, and whether the machine is truck-mounted or a portable rental-style unit. A low starting price can climb fast once those are added.

Common questions

Do you go to Port Moody and Port Coquitlam? Yes. Coquitlam, Port Coquitlam and Port Moody all book the same way, at the same prices.

Does a big room cost more than a small one? No. A room is one area, so a big family room and a small bedroom are both $90 before the promo.

Is tax included? No. Prices are plus GST, and the promo comes off before tax.
