What does carpet cleaning cost in Delta? Prices for North Delta, Ladner and Tsawwassen
Delta homes tend to have more carpet than a city condo. A North Delta split-level in Sunshine Hills or Annieville usually has carpeted bedrooms, a family room and a staircase or two. Ladner townhouses put carpet on the stairs and upstairs. Tsawwassen houses often add a rec room downstairs and a big rug or two on hardwood. Here’s what that costs on our published price list, with worked examples, so you can see the number before anyone comes to the door.
How carpet cleaning is priced
We price by the area, not by a vague “whole house” guess. All prices are before the current promo, plus GST.

Notice the first row. The minimum covers up to 3 areas, so a small upstairs costs the same $210 whether you clean two rooms or three. If you’re close to the line, add the third.
What changes the price
The number of areas. Most Delta bedrooms are one area each. A large open family room or a basement rec room over about 150 sq ft may count as two, so mention the rough size when you book.
Stairs. Each staircase is one area. Split-levels often have two short runs, and each one counts.
Furniture on the same visit. The family-room sectional is $90 a seat, and it’s one setup, so it’s cheaper to add it now than to book it separately later. See couch cleaning in Delta for how seats are counted.
Pet areas. Pet spots get an enzyme pre-treatment as part of the clean. If a room has a strong urine odour, tell us when you book so we can bring the right deodorizer.
What every clean includes
- A walkthrough first, so we agree on what’s being cleaned and the price.
- Corner guards and furniture pads to protect walls and floors.
- Pre-treatment on traffic lanes, entry paths and pet spots.
- Truck-mounted hot water extraction. The unit stays in the driveway, so only the hose comes inside.
- Grooming so the pile dries evenly, and a final walkthrough with you.

Drying in a damp Delta fall
Most carpet is dry in 3 to 6 hours. Delta’s flat, wet winters slow that down a little, so run the furnace, crack a window and switch on the bathroom fans after we leave. You can walk on the carpet right away in clean socks. Put furniture back once the carpet is dry to the touch.

How long does a whole house take? About 25 minutes a room once we’re set up, so a three-bedroom house with stairs and a hallway is usually two to three hours.
