We price carpet per area, not per square foot:
- $90 an area before the current promo, plus GST.
- One area is a room up to about 150 sq ft, one hallway, or one set of stairs.
- The minimum for a visit is $210, and it covers up to 3 areas.
- One area on its own is $150.
The seasonal promo comes off jobs above the minimum, and GST goes on after. Pre-treating traffic lanes and spots is part of every clean, not an extra charge.

The first row is the one to notice. If you’re booking two areas, the minimum already covers a third, so add the hallway or the entry rug at no extra cost.
What changes the price in New West
Stairs. Heritage houses in Queen’s Park and Sapperton often have a long main staircase, and some have a second set to the attic or basement. Each set of stairs is one area. A stair runner is cleaned in place and counts the same way.
Open-plan living rooms. A newer condo on the Quay can have a living and dining room well over 150 sq ft. Mention the rough size when you book and the total will be right before anyone arrives.
Wool and older carpet. Wool rugs and older carpet in character homes get a wool-safe clean. Send a photo of the rug’s tag when you book so we bring the right products. The price doesn’t change for wool.
Furniture on the same visit. If the couch is due as well, it’s the same setup and one trip, so most people add it.
What every clean includes
- A walkthrough first, to agree on the areas and point out stains, pet spots and anything fragile.
- Pre-treatment of traffic lanes and spots.
- Truck-mounted hot water extraction: the van stays outside and only the hose comes in.
- A high-powered portable unit for towers where a hose can’t reach from the street.
- Plant-based, pet-safe solutions on request.
- A final walkthrough before we leave. If anything isn’t right, we fix it.
