What does carpet cleaning cost in North Vancouver? Real prices by home
North Shore carpets have a harder life than most. From October to April, everything that comes through the door is wet: boots, umbrellas, and a dog fresh off the Lynn Canyon trails. A condo in Lower Lonsdale might only have two carpeted bedrooms, while a split-level in Edgemont or Deep Cove can have a family room, a rec room downstairs and three sets of stairs. So the honest answer to “what does it cost?” is that it depends on how many areas you have. Here’s exactly how our prices work, and what typical North Van homes come to.
How we price carpet cleaning
Carpet is priced per area, at $90 an area before the current promo, plus GST. An area is:
- one room up to about 150 sq ft (bedroom, living room, den, rec room),
- one hallway,
- or one set of stairs.
The minimum visit is $210, which covers up to 3 areas, and one area on its own is $150. The seasonal promo comes off jobs above the minimum, and GST is added after. Pre-treating traffic lanes, mud tracks and pet spots is part of every clean, not an extra.

Stairs are where North Shore quotes most often surprise people. Townhouses and split-levels in Lynn Valley, Seymour and Upper Lonsdale often have two or three short runs between levels, and each set counts as one area. Count them before you book, and the price you see won’t change at the door.
Where the money is best spent
If you’re not doing the whole house, the rainy season tells you where to start. The entry, the main hallway and the stairs take the trail grit and wet-dog traffic, and the grit is what wears carpet out. A three-area clean of those spots costs the $210 minimum and makes the biggest difference you can see.
Bedrooms usually only need a refresh, so they can wait until spring. The exception is the room the dog sleeps in. Pet areas get an enzyme pre-treatment before the rinse, at no extra charge, so it’s worth adding that room while we’re there.
If the couch is where the dog dries off, add it to the same booking. A three-seat sofa is $270 before the promo, and having it done on the same visit means one booking, one walkthrough and one drying window.
What’s in the price
Every carpet clean includes:
- a walkthrough with you first, to agree on what’s being cleaned and point out problem spots,
- pre-treatment of traffic lanes, mud tracks, spots and pet areas,
- truck-mounted hot water extraction, which heats the water in the van and pulls it back out with strong suction, so the carpet is left only damp,
- plant-based, pet-safe solutions on request,
- and a final walkthrough before we leave. If something isn’t right, we fix it.
The truck stays outside and only the hose comes in. For towers along Lonsdale where the van can’t get close to the building, we bring a portable unit instead. Most carpet is dry in 3 to 6 hours, though on a damp November day it helps to run a fan and leave the heat on low.
Comparing quotes on the North Shore
When you compare prices, ask three things. Does “per room” include hallways and stairs, or are those extra? Is pre-treatment included, or added once the tech sees the mud? And is the machine truck-mounted, or a portable rental-style unit? A low starting price can climb fast once those are added in.

Does a big rec room cost more than a small bedroom? Each room up to 150 sq ft is one area at $90 before the promo, so most bedrooms and rec rooms are the same price. If a room is much bigger than that, mention it in the booking chat and you’ll know how it counts before you confirm.
Is tax included? No. Prices are plus GST, and the promo comes off before tax.
