How much does carpet cleaning cost in Vancouver? Real prices, with examples

“How much does carpet cleaning cost?” is one of the most common questions we get, and a lot of companies won’t answer it until they’re standing in your living room. We’d rather you know before you book. Below are our actual prices, how they add up for typical Vancouver homes, and what to check when you compare quotes.

Our prices

Everything is priced per area. An area is one room, a hallway, a set of stairs, one seat on a sofa or sectional, or one armchair.

WhatPrice (before the current promo)
Carpet: room, hallway or set of stairs$90 each
Sofa or sectional$90 per seat
Armchair$90
Dining chair, seat and back / seat only$30 / $20
Bar stool$20
Area rug about 10×8 or bigger$90
Area rug smaller than 10×8$65
Mattress: king / queen / single or full$200 / $150 / $100

Prices are plus GST. The minimum is $210, which covers up to 3 areas, and one area on its own is $150. The seasonal promo comes off jobs above the minimum. Tile and grout floors are $2 to $2.50 a square foot, priced by the technician on arrival because every floor is different, and commercial work is quoted by Rob after a quick look. Rugs have their own page with fibre and drying tips: rug cleaning in Vancouver.

What changes the price

  • How many areas. That’s the main thing. Count each room, hallway and set of stairs, and each sofa seat and armchair. Up to 3 areas is the $210 minimum, so a small job has room for one more.
  • Sofa seats, not sofa size. A three-seat sofa is three areas. Large sectionals add up fast, so we look at a photo first when a sectional has more than eight seats.
  • Fabric and condition. Upholstery and rugs need a photo of the tag so we know the fibre. Very delicate or unusual pieces, or anything without a tag, are priced by Rob personally and may need a signed waiver.
  • Add-ons on the day. If you’d like more done when the technician is there, they’ll show you the price before they start.

How to compare quotes (and spot hidden fees)

Cheap carpet cleaning ads are common. Before you book anyone, ask:

  1. Is the price per room, per area or per square foot? “Per room” can mean small rooms only, with hallways, stairs and large rooms extra.
  2. Is pre-treatment included? Some low prices cover a rinse only, with spot and traffic-lane treatment charged at the door.
  3. What equipment do they use? Truck-mounted hot water extraction rinses deeper and leaves the carpet only damp. A portable or rental-style machine is cheaper to run and leaves more water and soap behind.
  4. Is there a minimum charge or a travel fee? Ask before the day, not at the door.
  5. What happens if you’re not happy? We walk through the job with you before and after, and if something isn’t right we fix it or come back.

Is professional cleaning worth it?

A rental machine from the grocery store costs less up front, but it can’t heat the water or pull it back out the way a truck-mounted unit does. Carpet left wet and soapy dries slowly and gets dirty again faster. For a deep clean once or twice a year, most people find a professional clean lasts longer and takes far less of their weekend. It’s why our carpet cleaning in Vancouver is done with a truck-mounted unit wherever the van can reach.

Common questions

Do you charge for stairs? A full set of stairs counts as one area, the same as a room.

Is there a discount for booking more? The seasonal promo comes off the whole booking, so the more you add to one visit, the more it saves.

Is tax included? No. Prices are plus GST, and the promo comes off before tax.
