Carpet cleaning in Quayside condos: a New Westminster guide
Quayside is New Westminster’s waterfront neighbourhood of condo towers along the Fraser River boardwalk. Most units have carpet in the bedrooms, often in the living room too, and a lot of it has been down since the buildings went up. Cleaning carpet in a Quayside tower is easy once you’ve sorted the building side. Here’s how it works.
Sort the building first
Book the elevator. Most Quayside buildings want an elevator booking for trades. Book it for the morning of your clean and ask whether the building wants the pads up.
Ask about hoses. Our truck-mounted unit stays in the van and the hose runs up to your unit. In lower floors and buildings that allow it, that’s the best clean. In towers that don’t allow hoses through the lobby or the windows, we bring a portable unit instead. Tell us the building name when you book and we’ll plan for it.
Parking. Tell us where trades usually park, whether that’s the visitor spots, a loading bay or the street. The closer we park, the faster we’re set up.
What it costs
Carpet is $90 an area before the current promo, plus GST. An area is a room up to 150 sq ft, a hallway or a set of stairs. The minimum is $210, which covers up to 3 areas, and one area on its own is $150.
| Quayside unit | What’s cleaned | List price |
|---|---|---|
| One-bedroom | Bedroom and living room | $210 (minimum) |
| One-bedroom and den | Bedroom, den, living room | $210 (minimum) |
| Two-bedroom | 2 bedrooms, living room, hallway | $360 |
| Two-bedroom with a sofa | 2 bedrooms, living room, hallway, 3-seat sofa | $630 |
| Townhouse-style unit | 3 bedrooms, stairs, hallway, living room | $540 |
The current promo comes off jobs above the minimum. Since the minimum covers up to 3 areas, a one-bedroom and den costs the same as a one-bedroom, so do the den.
Waterfront carpet
River-facing units get a lot of sun through big windows, which fades carpet and bakes in spills. Units near the boardwalk see grit tracked in from outside. We pre-treat the traffic lanes from the door and the strip in front of the balcony slider before the rinse. Faded carpet won’t get its colour back, but it will look cleaner and feel softer.
Moving in or out of a Quayside unit?
Quayside turns over a lot of units at month-end. If you’re moving, book the carpet for after the furniture is out and before the new keys change hands, and book the elevator for both. You get a dated invoice that lists what was cleaned. Our New West move-day guide covers the timing.
Drying in a tower
Most carpet is dry in 3 to 6 hours. In a condo, run the bathroom and kitchen fans, crack the balcony door, and turn the heat up a little. You can walk on it right away in clean socks.
Book it

Common questions
Does a portable unit clean as well? It’s a good clean, with a little less heat and suction than the truck-mount. It’s the right choice when the building won’t allow hoses.
Do you clean in-suite stairs in townhouse-style units? Yes. Each staircase is one area.
Can you clean the building’s hallways too? Yes, that’s commercial work for the strata. Rob quotes it after a look at the space.
