What does commercial carpet cleaning cost in Vancouver? Real base prices
If you manage an office in Yaletown, a restaurant on Main Street, a studio in Mount Pleasant or the common areas of a strata building in the West End, you probably need a number before you can get a cleaning job approved. Most commercial cleaners won’t give you one until they’ve seen the space. We publish our base prices, so you can budget first and confirm after. Here’s how commercial pricing works, with worked examples.
Our commercial base prices
Commercial work is priced by square foot, plus GST:

These are base prices. Rob confirms every commercial job after a free look at the space, and you get a written quote before anything is booked.
Worked examples
Here’s what common Vancouver spaces come to at base prices, before GST:
| Space | What’s cleaned | Price |
|---|---|---|
| Small studio or clinic waiting room | 500 sq ft of carpet | $250 (minimum) |
| Downtown office suite | 1,800 sq ft of carpet | $630 |
| Same suite, plus 20 office chairs | 1,800 sq ft and 20 chairs | $1,030 |
| Strata building common areas | 4 floors of hallway at 600 sq ft each, plus 3 flights of stairs | $1,035 |
| Restaurant dining room | 1,200 sq ft of carpet and 40 seat-and-back chairs | $820 |
The strata example works out as 2,400 sq ft at 35¢ ($840) plus three flights at $65 ($195). Measure your space roughly, multiply by the rate, and you’ll be close.
What changes the price
A few things move the final number, and they all show up in the written quote:
- Square footage. The biggest factor. A floor plan or a rough tape measure is enough to start.
- Stairwells. Each flight is $65.
- Furniture. Office chairs, lobby sofas and booth seating add up quickly, so count them.
- Protection. Ultra Protection on nylon and polyester carpet helps high-traffic spaces resist spills between cleans. Olefin and polypropylene carpet doesn’t need it.
- Hard floors. Tile entries and kitchen floors are often worth doing on the same visit.
Scheduling is built around you. Early mornings, evenings and weekends are all options, so staff and customers never notice we were there.
How the clean works
We use truck-mounted hot water extraction, which heats the water in the van and pulls it back out with strong suction, so the carpet is left only damp. For high-rise offices where the van can’t get close to the building, we bring a portable unit instead. Traffic lanes and spots are pre-treated first, and plant-based solutions are available on request. Most carpet is dry in 3 to 6 hours, so an evening clean is ready for the morning.
Residential units for property managers
If you manage rental units, there’s a separate same-day rate for cleaning a unit on site, with no furniture moved: $150 for a one-bedroom (up to 3 areas), $200 for a two-bedroom (up to 4) and $250 for a three-bedroom (up to 5). That’s useful between tenants, when you need carpets done on a fixed day.
