What does couch cleaning cost in Burnaby? Prices by seat, with examples

A couch is the hardest-working piece of furniture in most Burnaby homes. In a Metrotown or Brentwood condo it’s often the only seating, so it gets meals, laptops, kids and pets every day. In a Burnaby Heights or Deer Lake house, it might be a big sectional in a family room plus a set of fabric dining chairs. Either way, the first question is usually the same: what will it cost? Here’s how we price couches and chairs, what common setups come to, and how long until you can sit on it again.

How couch cleaning is priced

We price upholstery by the seat, and the numbers are published. All prices are before the current promo, plus GST.

WhatPrice
Sofa or sectional$90 per seat
Armchair$90
Ottoman$65 to $90 by size
Dining chair, seat and back$30
Dining chair, seat only$20
Ultra Protection (fabric protector)$30 a seat, $10 a dining chair

A seat is one sitting space: count how many people the couch seats, not its cushions. A chaise on a sectional counts as one seat. The minimum for a visit is $210, which covers up to 3 seats or areas, and one item on its own is $150.

What common Burnaby setups cost

These examples use the price list above, before the promo and GST:

SetupWhat’s cleanedList price
Loveseat in a Brentwood condo2 seats$210 (minimum)
Three-seat sofa3 seats$210 (minimum, list $270)
Sofa plus armchair3-seat sofa, 1 armchair$360
L-shaped sectional in an Edmonds townhouse5 seats including the chaise$450
Family room in a Capitol Hill house6-seat sectional, 6 dining chairs (seat and back)$720

If you’re booking a loveseat on its own, you’re already paying the minimum, so adding an armchair or a carpeted bedroom costs nothing extra. Carpet is $90 an area, so a couch and a bedroom on the same visit is often the better deal.

What changes the price

Seat count. Count the seats, not the cushions on the back. A deep sectional with a corner piece usually counts the corner as a seat.

Dining chairs. Six chairs at $30 add $180, and they’re the piece most people forget until the holiday dinner. If only the seat is padded, it’s $20 a chair.

Ultra Protection. It’s optional, $30 a seat. It’s most worth it on light fabrics, homes with kids or pets, and dining chairs, because spills bead up long enough to blot instead of soaking in. Our page on Ultra Protection explains how it works.

Very large or custom pieces. If your sectional has more than eight seats, or it’s a custom or antique piece, send photos when you book and Rob confirms the price.

What’s included in every clean

  • A tag and fabric check. Send a photo of the fabric tag when you book. We also test a hidden spot before starting.
  • Pre-treatment on the arms, headrests and seat cushions, where body oils build up.
  • The right method for the fibre: low-moisture cleaning for delicate fabrics, and hot water extraction for durable synthetics and microfibre.
  • Pet stain and odour treatment on the fabric and the cushion when you tell us where the accidents happened.
  • Plant-based, pet-safe solutions on request.
  • A final walkthrough before we leave. If something isn’t right, we fix it.

How long it takes to dry

Most upholstery is dry in about 3 to 6 hours, similar to carpet. Open a window, run a fan or turn the heat up a little and it dries faster. In a condo, the bathroom fan and a cracked balcony door help. Keep pets off until it’s dry to the touch.

Booking couch cleaning in a Burnaby condo

Most Burnaby towers are fine with a portable unit coming up in the elevator. If your building needs an elevator booking or contractor sign-in, reserve the morning of your clean. If you’d like carpets done on the same visit, add them to the booking and the truck-mounted unit handles them from the street where the building allows it.

How to see your price

Count your seats, chairs and ottomans, and add any carpet or rugs you want done the same day (see rug cleaning in Burnaby for rug prices). When you book couch cleaning in Burnaby online, you see the total before you pick a time. If you add something on the day, the technician shows you the new price before starting.

Common questions

Do you clean leather couches? Yes. Leather gets its own cleaner and conditioner rather than water extraction.

Can I book the couch and the carpets together? Yes. Put everything on one booking and it’s one visit, with one setup.

Is GST included? No. Prices are plus GST, and the promo comes off before tax.
