How much does couch cleaning cost in Vancouver? Prices by seat, with examples
Couch cleaning prices are confusing because companies count differently. Some charge per piece, some per cushion, some per linear foot, and some won’t say until they’ve seen it. We price by the seat, and we publish the numbers. Here’s what a couch, a sectional or a set of dining chairs actually costs, and how to work out your own price before anyone comes to the door.
Our upholstery prices
All prices are plus GST.
| What | Price |
|---|---|
| Sofa or sectional | $90 per seat |
| Armchair | $90 |
| Ottoman | $65 to $90, by size |
| Dining chair, seat and back / seat only | $30 / $20 |
| Bar stool | $20 |
| Mattress: king / queen / single or full | $200 / $150 / $100 |
The minimum is $210, which covers up to 3 seats or areas, and the seasonal promo comes off jobs above that, so the more you put in one booking, the more it saves.
How seats are counted
A seat is one place where a person sits, not one cushion. That’s the part that trips people up.
- A loveseat is usually two seats.
- A standard three-seat sofa is three seats, even if it has two long cushions.
- A sectional is counted around the whole shape. An L-shaped sectional with a corner and a chaise is often five or six seats. Big modular sectionals can be ten or more.
- An armchair counts as one.
If your sectional has more than eight seats, Rob looks at a photo first so the price is right before we arrive.
What it adds up to
| Booking | How it’s counted | Price before promo |
|---|---|---|
| Loveseat | 2 seats | $210 (minimum, covers up to 3 seats) |
| Three-seat sofa | 3 seats | $210 (minimum, regular $270) |
| Sofa and armchair | 3 seats + 1 | $360 |
| L-shaped sectional | 6 seats | $540 |
| Six dining chairs, seat and back | 6 × $30 | $210 (minimum, regular $180) |
| Sofa, loveseat and four bar stools | 5 seats + 4 × $20 | $530 |
You can build the exact booking in the form on any page. The price shows as you go, and that’s what you pay.
What changes the price
- The number of seats. That’s almost all of it. A long sofa with no seat divisions is counted by how many people it seats.
- Unusual pieces. Very large, custom or antique pieces, and anything without a clear category, are priced by Rob personally from a photo.
- Fabric. The price per seat is the same for most fabrics, but the fabric decides the method. Delicate fabrics get a gentle low-moisture clean, durable synthetics and microfibre get hot water extraction, and leather gets its own cleaner and conditioner.
Why we ask for a photo of the tag
Upholstery fabric isn’t always what it looks like. A “linen” sofa might be a blend that shrinks or browns with too much water, and a velvet might be cotton or polyester, which clean very differently. When you book, we ask for a photo of the piece and its care tag so the technician arrives knowing the fibre. If there’s no tag or the fibre is unknown, we’ll ask you to sign a short waiver before we start. That’s normal, and it’s there so you know the risks up front.
What to ask any couch cleaner before you book
- Do you price per seat, per piece or per cushion? Then count your couch their way.
- Do you check the fabric first? A good cleaner reads the tag and tests a hidden spot before anything goes on the whole piece.
- Is pet stain and odour treatment included? Ours includes spot and odour treatment for pet accidents on the pieces you book.
- How long until I can sit on it? Ours is usually dry in 3 to 6 hours. Open a window or run a fan and it’s faster.
- What if I’m not happy? We walk through the result with you before we leave, and if something isn’t right, we fix it on the spot or come back.
Is it worth it?
A couch takes more daily wear than any other piece in the house: body oils on the arms and headrests, crumbs in the seams, pet hair, the odd spill. A professional clean every year or so takes out what vacuuming can’t, and costs far less than reupholstering or replacing a good sofa. If you want it to stay clean longer, ask about Ultra Protection, our fabric protector, which helps spills bead up instead of soaking in. Your technician can tell you whether your fabric needs it.

Common questions
Do you charge per cushion? No. We charge per seat, so a three-seat sofa is three seats however its cushions are split.
Is a chaise an extra seat? A chaise is a seated area, so it counts as a seat like the others. If you’re unsure how to count your sectional, add a photo and we’ll confirm.
Is tax included? No. Prices are plus GST, and the promo comes off before tax.
