Couch and upholstery cleaning in Surrey family homes
In a lot of Surrey homes, the couch is the busiest piece of furniture in the house. It’s where kids eat snacks after school in a Fleetwood split-level, where the dog naps all afternoon in a Cloverdale townhouse, and where the whole family piles on for movie night in a big Panorama Ridge sectional. That’s a lot of wear, and most of it doesn’t show until the arms go grey and the seat cushions start to smell. Here’s what’s actually in a family couch, what a professional clean does about it, and what it costs.
What builds up in a family couch
Body oils. Arms, headrests and the front edge of the seats take skin oil every day. That’s the grey or shiny band you see on the arms. Vacuuming doesn’t touch it.
Food and drink. Juice, milk, crumbs and the odd smear of something sticky. Milk is the one to watch: a spill that looked cleaned up can sour inside the cushion a week later.
Pets. Hair, dander, paw dirt, drool on the cushion where the dog rests its head, and accidents. Pet areas get an enzyme pre-treatment to break down the source of the smell.
Grit. Fine dirt works into the seams and the weave and wears the fibres from inside, much like it does in carpet.
What a professional couch clean involves
- We check the fabric first. Before anything touches the couch, the technician reads the care tag, looks at the fabric and tests a hidden spot. When you book, we ask for a photo of the piece and the tag, so the right method is planned before we arrive. If there’s no tag or the fibre is unknown, you sign a short waiver before we start. That’s normal, and it means you know the risks up front.
- Pre-treatment. Arms, headrests, seats and any spots get a pre-treatment matched to the soil and the fabric.
- The clean. Durable synthetics and microfibre get hot water extraction, which rinses the dirt out instead of pushing it around. Delicate fabrics get a gentler, lower-moisture clean.
- Grooming and drying. The fabric is groomed so it dries evenly. Most couches are dry in 3 to 6 hours, faster with a fan or the heat on.
- A walkthrough. We go over the result with you before we leave.
Everything we use is safe for kids and pets once dry, and we offer plant-based solutions.
What it costs in Surrey
Upholstery is priced per seat, plus GST. The minimum is $210, which covers up to 3 seats, and the current promo comes off bigger jobs:
| What | Price |
|---|---|
| Sofa or sectional | $90 per seat |
| Armchair | $90 |
| Dining chair, seat and back / seat only | $30 / $20 |
| Bar stool | $20 |
A seat is one place where a person sits, not one cushion. A three-seat sofa is three seats however its cushions are split. An L-shaped sectional with a chaise is often five or six seats, and big modular sectionals can be ten or more. If yours has more than eight seats, Rob looks at a photo first so the price is right before we arrive.
Some typical family bookings, before the promo:
| Booking | Price |
|---|---|
| Three-seat sofa and an armchair | $360 |
| Six-seat sectional | $540 |
| Sofa (3 seats) and six dining chairs (seat and back) | $450 |
You can add carpet, rugs or a mattress in the same booking, so it’s one visit and one price, and you see the total before you book.
Tips for keeping a family couch cleaner, longer
- Vacuum it weekly with the upholstery tool, including under the cushions and along the seams.
- Flip and rotate cushions if they’re loose, so wear spreads evenly.
- Throw a washable blanket on the dog’s spot and wash it often.
- Blot spills right away with a white cloth and cool water. Don’t rub, and check the care tag before using any cleaner.
- Ask about fabric protector. Ultra Protection, our fabric protector, helps spills bead up instead of soaking in. Your technician can tell you whether your fabric needs it.
How often should a family couch be cleaned?
In a home with kids or pets, about once a year keeps oils and odours from building up to the point where they’re hard to remove. Light-coloured fabric and households with a couch-loving dog may want it more often. A clean before hosting family for the holidays, or after a new puppy has settled in, is a common time to book.

Common questions
Can you get the smell of a dog out of a couch? Usually, yes. Pet areas get an enzyme pre-treatment and a thorough clean. If urine has soaked deep into the cushion foam, some odour can remain, and we’ll tell you honestly what to expect before we start.
Do you clean leather couches? Leather gets its own cleaner and conditioner rather than hot water extraction. Send a photo of the piece when you book.
Do I need to move the couch? No. We clean it where it sits. Clearing small items off and around it helps us get started faster.
