Tile and grout in Richmond kitchens: why mopping isn't enough
You mop the kitchen every week, the tile looks fine, and yet the grout lines keep getting darker. It’s a common frustration with tile floors, from City Centre condos to family homes in Steveston, Terra Nova and Broadmoor. The mop isn’t the problem you think it is. Here’s what’s going on, what you can do at home, and what a professional clean does that a mop can’t.
Why kitchen grout goes dark
Grout is porous. Tile is glazed and sheds dirt, but the cement-based grout between the tiles soaks up whatever sits on it. In a kitchen, that’s a lot:
- Mop water. Every pass of a mop picks up dirt from the tile and leaves some of it in the grout lines, which sit slightly lower than the tile. Over months, the lines fill with grey.
- Cooking grease. Fine droplets of oil settle on the floor around the stove. Grease holds on to dust and turns grout brown or black in front of the range and the sink.
- Foot traffic. The path from the entry to the fridge and the sink carries grit from shoes, and grit grinds into the grout.
- Cleaner residue. Too much floor cleaner, or a cleaner that isn’t rinsed off, leaves a film that attracts more dirt.
That’s why grout darkens fastest in front of the stove, the sink and the back door, and stays lighter under the table and along the walls.
What you can do at home
A few habits slow it down:
- Sweep or vacuum before you mop. Mopping a gritty floor turns the grit into mud and pushes it into the lines.
- Use a pH-neutral floor cleaner at the strength on the label, not more.
- Change the mop water often. Once the water is grey, you’re spreading dirt, not lifting it.
- Scrub the worst lines with a soft brush and a neutral cleaner, then wipe and rinse with clean water.
- Skip bleach and vinegar as everyday cleaners. Repeated acidic cleaning wears cement grout down, and acids can etch natural stone like marble and travertine.
Test any cleaner on a small corner first. If your floor is natural stone, check with the installer or the stone supplier before using anything new.
These steps keep grout from getting worse, but they rarely bring dark grout back. Once dirt and grease are deep in the pores, a brush and a bucket can’t pull them out.
What a professional tile and grout clean does
Our tile and grout clean works in four steps:
- Walkthrough and test spot. We look at the tile type and the grout, and test a small area first.
- Grout cleaner worked into the lines, so it loosens grease and dirt down in the pores.
- High-pressure hot water rinse and extraction. This is the part a mop can’t do. Hot water under pressure flushes the grout, and strong suction pulls the dirty water straight back out. It all happens inside a covered tool, so the spray stays off your cabinets and walls.
- Dry towel finish, so the floor isn’t left wet.
Most grout comes back a long way. Grout that’s stained very deep, cracked or crumbling may need re-colouring or re-grouting, and we’ll tell you that at the walkthrough rather than promise something cleaning can’t do.
Ceramic and porcelain are the most common kitchen floors, and they handle this process well. Natural stone needs a gentler approach, so tell us when you book if you have marble, limestone, travertine or slate.
Should you seal the grout afterwards?
For kitchens and entryways, usually yes. Sealer doesn’t make grout stain-proof, but it slows down how fast the grout soaks up grease and mop water again, so the clean lasts longer. Sealing is an optional add-on: ask your technician about it when you book.
The rest of the house in the same visit

How tile pricing works
Tile floors are $2 to $2.50 a square foot, with a $300 minimum for a house and $375 for an apartment, and sealing is 40¢ a square foot. The technician confirms the exact price on arrival, because kitchens vary so much in size, tile type and grout condition, and Rob, our manager, sets up the booking. In the booking chat, pick “Tile or commercial”, tell it which rooms you’d like done and what the floor is, and Rob gets back to you with a price.
