What does tile and grout cleaning cost in Vancouver?

Tile is priced differently from carpet. Carpet goes by the room, but a kitchen in a Yaletown condo and a tiled main floor in a Marpole or Oakridge house can be ten times apart in size, so tile goes by the square foot. Showers are the exception: they have set prices by size. Here’s the full price list, what typical Vancouver jobs come to, and what changes the number.

The tile and grout price list

All prices are plus GST.

WhatPrice
Tile floors$2 to $2.50 a sq ft
Minimum for a house$300
Minimum for an apartment$375
Grout sealing on floors (optional)40¢ a sq ft
Small shower: single shower, or a tub with tile only to backsplash height$150
Medium shower: a regular tub with tile on all three sides to the ceiling$185
Large shower: walk-in showers, custom tubs, tile from the tub edge to the ceiling$245

Sealant is already included in every shower surround price.

Why floors are a range, not one number

The technician confirms the rate per square foot on arrival, once they’ve seen the floor, and before any work starts. What they look at:

  • The grout’s condition. Light grey grout that just needs a refresh is quicker than black lines in front of a stove that haven’t been deep cleaned in years.
  • The tile. Smooth porcelain and ceramic are the most common and the most straightforward. Textured tile and small mosaics have more grout per square foot.
  • The layout. One open kitchen is faster than a powder room, an entry and a laundry room spread across two floors.

Natural stone such as marble, limestone, travertine and slate needs a gentler process, because acidic cleaners can etch it. Tell us what you have when you book.

What typical Vancouver jobs come to

These are worked examples from the price list, before GST:

JobSizePrice
Condo kitchen and entry, downtown or West Endabout 120 sq ft$375 (apartment minimum)
House kitchen, back entry and mudroom in Dunbar or Kerrisdaleabout 250 sq ft$500 to $625
Same house, with grout sealing250 sq ft sealedadd $100
Tiled main floor in a newer Marpole or Oakridge houseabout 600 sq ft$1,200 to $1,500
Two bathroom showers, one large and one smallset prices$245 + $150 = $395

In condos, smaller jobs usually land on the minimum, so it’s often worth adding the bathroom floor or entry to the same visit.

What the clean includes

  1. A walkthrough and a test spot. We check the tile type and the grout, then test a small area.
  2. Grout cleaner worked into the lines to loosen grease and dirt in the pores.
  3. High-pressure hot water rinse and extraction, inside a covered tool that keeps the spray off your cabinets and walls.
  4. A dry towel finish, so the floor isn’t left wet.

Most grout comes back a long way. Grout that’s stained very deep, cracked or crumbling may need re-colouring or re-grouting, and we’ll tell you at the walkthrough rather than promise something cleaning can’t do. Every job ends with a final walkthrough, and if something isn’t right, we fix it.

Is sealing worth the extra?

For kitchens, entryways and mudrooms, usually yes. At 40¢ a square foot, it adds $100 to a 250 sq ft floor. Sealer doesn’t make grout stain-proof, but it slows down how quickly mop water, grease and winter grit soak back in, so the clean lasts longer. In a powder room that barely gets used, you can skip it.

Doing carpet or couches in the same visit

Lots of Vancouver homes have tile downstairs and carpet upstairs. Carpet, couches and rugs are priced instantly online at $90 an area before the current promo, plus GST, and they can go on the same visit as the tile.

How to book

Showers can be booked online at their set price. For tile floors, the booking chat asks for your name, number and email, and Rob, our tile and grout services manager, gets in touch to complete the booking. The technician then confirms the per square foot rate on arrival. Start with tile and grout cleaning in Vancouver.

Common questions

Do you clean tile in offices and shops? Yes. Commercial tile has its own base price, $1.75 a square foot with sealant included, and Rob confirms every commercial job. See commercial tile and grout cleaning.

Do you clean bathroom wall tile? Yes. Tub and shower surrounds have set prices by size, with sealant included.

Can I walk on the floor right after? The floor is towel-dried at the end. If you seal the grout, give it the time your technician recommends before heavy traffic.
