How to choose the best upholstery cleaning company for your couch

A couch is harder to clean than carpet. Fabrics vary far more, a wrong method can shrink, brown or fade them, and a bad clean leaves water rings that look worse than the dirt. So the best upholstery cleaning company isn’t the cheapest or the one with the biggest ads. It’s the one that checks the fabric, picks the right method and tells you the price and the risks up front. Here’s what to look for.

They check the fabric before they start

Upholstery fabrics carry a cleaning code on the tag: W (water-based cleaning is fine), S (solvent only), W/S (either) and X (vacuum only). A good company asks about the fabric when you book, reads the tag on the day and tests a hidden spot. If there’s no tag, they tell you that and ask you to sign a short waiver before cleaning. If someone doesn’t look at the fabric at all, find someone else.

They have more than one method

One method doesn’t fit every couch:

  • Hot water extraction for durable synthetics and microfibre. It rinses deepest.
  • Low-moisture cleaning for delicate fabrics like linen, viscose and some cotton blends, which can shrink or brown with too much water.
  • A leather cleaner and conditioner for leather, never water extraction.

Ask which one they’ll use on your couch and why.

The price is clear, per seat

The best companies price per seat or per piece and tell you the total before booking. Our price list: $90 a sofa seat or armchair, $65 to $90 an ottoman, $30 a dining chair ($20 seat only), with a $210 minimum, before the promo, plus GST. Our couch cleaning cost guide explains how seats are counted.

Be careful with a “whole couch for $79” ad. It usually means a quick surface clean, or extras at the door.

They pre-treat the problem spots

Arms, headrests and seat cushions hold body oils, which turn fabric grey and shiny. Pet accidents need an enzyme treatment at the source. Both should be part of the clean.

They offer protection, without pushing it

A fabric protector like our Ultra Protection makes spills bead up long enough to blot. It’s worth it on light fabrics, dining chairs and family couches. A good company explains it and lets you decide. See is fabric protector worth it.

They’re honest about what won’t come out

Old set-in stains, sun fading, worn fibres and urine that has soaked deep into the foam don’t always come out completely. The best cleaners tell you that during the walkthrough, before they start, not after.

They stand behind the work

Look for a walkthrough before and after and a plain-language guarantee. Ours: if anything isn’t right, we fix it on the spot or come back, and if we still can’t make it right, you get a full refund.

They have the reviews to show it

Look for a lot of recent reviews that mention couches by name. Dazzle is rated 4.9 from 300+ Google reviews, many of them for sofas and sectionals. Read them on our reviews page.

Questions to ask

  • Which method will you use on my fabric, and why?
  • Is pre-treatment included?
  • What’s the total for my couch, before I book?
  • What if a stain doesn’t come out?
  • How long until it’s dry? (It should be about 3 to 6 hours.)
