Carpet cleaning in Tsawwassen and Ladner: sand, salt air and family homes
South Delta homes live close to the beach and the fields. In Tsawwassen that means sand from Centennial Beach and Boundary Bay in every entry. In Ladner it’s mud from the dykes and the farm roads. Both end up ground into the carpet by the door, up the stairs and in the family room. Here’s how we deal with it, what it costs, and how to keep it from coming straight back.
Sand and mud are the real enemy
Fine beach sand and dried mud are abrasive. Every step grinds them against the base of the carpet fibres, which is why entry paths go dull and grey long before the rest of the room. A vacuum gets the top layer. It doesn’t get what’s packed down at the base.
That’s where the clean starts:
- A slow vacuum of the entry paths if they’re heavy with grit, so we’re not turning sand into mud.
- Pre-treatment on traffic lanes, the stairs and the strip in front of the door to the yard.
- Truck-mounted hot water extraction. Hot water loosens what’s packed in, and the suction pulls it out instead of pushing it around.
- Grooming so the pile stands up and dries evenly.
Damp coastal winters
Salt air and long wet winters mean carpets in South Delta take a little longer to dry than inland. Most carpet is still dry in 3 to 6 hours. Help it along with the furnace on, a window cracked and the bathroom fans running. Walk on it in clean socks right away, and keep outdoor shoes off it until it’s dry.
What it costs
Carpet is $90 an area before the current promo, plus GST. An area is a room up to 150 sq ft, a hallway or a set of stairs. The minimum is $210, which covers up to 3 areas, and one area on its own is $150.
| Home | What’s cleaned | List price |
|---|---|---|
| Ladner townhouse | 2 bedrooms, stairs | $210 (minimum) |
| Tsawwassen rancher | Living room, 3 bedrooms, hallway | $450 |
| Two-storey Tsawwassen house | 3 bedrooms, hallway, stairs, family room | $540 |
| Ladner family house with a sectional | 3 bedrooms, hallway, stairs, 5-seat sectional | $900 |
The current promo comes off jobs above the minimum. For a full breakdown, see what carpet cleaning costs in Delta.
Keeping the sand out after
- Put a real walk-off mat outside and a washable one inside every door to the yard and the beach.
- Shoes off at the door. It’s the single biggest thing.
- Vacuum the entry paths twice a week in summer, slowly, with a beater bar on cut-pile carpet.
- Rugs by the door catch the worst of it, and they’re $90 or $65 to clean on the same visit.
Couches and rugs too
