What does move-out carpet cleaning cost in Vancouver?
When you’re moving, the carpet clean is one more line in a long budget: movers, boxes, overlapping rent or mortgage days, maybe a storage unit. It helps to know the number early. Whether you’re handing back keys, getting a place ready to list, moving into a home you just bought, or turning over a rental between tenants, here’s what move-in and move-out carpet cleaning costs in Vancouver, and how to keep it simple.
How move-out carpet cleaning is priced
Move-out carpet is priced like any carpet clean. There’s no separate “move-out rate”.
- $90 an area before the current promo, plus GST. One area is a room up to about 150 sq ft, one hallway or one set of stairs.
- $210 minimum, which covers up to 3 areas.
- $150 for a single area on its own.
- The seasonal promo comes off jobs above the minimum, and GST goes on after.
Furniture that’s staying behind, area rugs and mattresses can go on the same booking at their usual prices. Tile and grout in a kitchen or bathroom is $2 to $2.50 a square foot, with a $375 minimum in apartments and $300 in houses. These examples use the price list above, before the promo and GST, for an empty home:

If you’re at 2 areas, the third is already covered by the minimum, so add the hallway or the stairs.
Why empty homes are the easiest clean
With no furniture to work around, every edge, corner and closet floor gets cleaned, and the job goes quickly. A room takes about 25 minutes once we’re set up. Most carpet is dry in 3 to 6 hours, so a morning clean is usually dry before the evening.
Every move-out clean includes:
- pre-treatment of traffic lanes, pet areas and spots,
- truck-mounted hot water extraction on every carpeted area, or a portable unit in towers where a hose can’t run from the street,
- optional deodorizing for pet odours,
- a final walkthrough before we leave,
- and a dated invoice that lists everything that was cleaned, which is what landlords, buyers and property managers usually ask to see.
What changes the total
Stairs and hallways. Each set of stairs and each hallway is one area. Townhouses and houses add up faster than people expect because of them.
Basement suites. Lots of Vancouver houses have a suite downstairs. If you’re selling or moving out of the whole house, list both floors on one booking and it’s one visit.
Pet areas. Tell us where pets slept and where accidents happened. We pre-treat those spots with an enzyme treatment and rinse them out as part of the clean. Very old accidents that soaked the underpad may need more, and the technician will tell you on the walkthrough.
Furniture staying behind. A sofa left for staging or for the next owner is $90 a seat, on the same visit.
Timing it around the move
- Book after the movers, before the walkthrough. Movers drag in grit and scuff edges. Clean once the last box is out.
- Book early for month-end. The 30th, 31st and the 1st fill first in Vancouver. Book a week or two ahead for those dates.
- You don’t need to be there. Many move-outs are done with a lockbox or a key left with the building manager, and we text you when we start and when we’re done.
- Property managers and landlords can be invoiced directly, and repeat turnovers across buildings are easy to set up.
