Pet urine in the carpet: what works, what makes it worse, and what a pro costs in Vancouver
A new puppy in a Mount Pleasant condo, an older dog in a Kitsilano character home, a cat that has decided the spare room is hers: pet urine in carpet is one of the most common reasons people in Vancouver call a carpet cleaner. It’s also one of the most commonly made worse before we get there. Here’s what actually works, what to avoid, and what a professional clean costs.
Why pet urine is harder than other stains
Most spills sit near the top of the carpet. Urine doesn’t. It soaks through the fibres into the backing, and a big or repeated accident can reach the underpad below. A mark the size of your hand on the surface is often much wider underneath.
As it dries, the water leaves behind salts and proteins that bacteria keep breaking down. That’s the sharp smell. The residue also pulls moisture back out of the air, which is why a spot you thought was gone starts to smell again on a wet Vancouver week or when the heat comes on.
So there are really two jobs: break down what’s in the carpet, then get it out.
What makes it worse
These are the things we see most often, and why they backfire:
- Scented sprays and plug-ins. They cover the smell for a day or two. The residue is still there, so the smell comes back, and the fragrance can make it harder to find the spot.
- Vinegar or bleach. Vinegar can set the stain, and bleach can strip colour out of the carpet for good.
- Scrubbing hard. Rubbing pushes urine deeper and wider, and it frays the carpet fibres.
- Ammonia-based cleaners. Urine already smells of ammonia to a pet, so these can tell them the spot is the right place to go again.
- A rental machine on its own. It can make the surface look cleaner, but rental machines have far less suction than a truck-mounted unit, so the urine in the backing often stays put and the smell comes back once the carpet is dry.
What to do in the first few minutes
For a fresh accident, before anything else:
- Blot up as much as you can with a white towel or paper towel, pressing down hard. Stand on it if you need to.
- Pour a little cool water on the spot and blot again. Repeat two or three times.
- If you have an enzyme cleaner made for pet urine, follow the label, and test it first on a hidden corner.
- Let it air dry, and keep the pet away from the spot.
That’s often enough for one fresh accident. If you’re dealing with a smell that keeps coming back, several spots, or a cat’s favourite corner, our guide to finding hidden cat urine spots walks through tracking them down first.
What a professional pet urine clean does
When we treat pet urine, we work in this order:
- Find every spot, not just the one you can see. The technician checks along walls, corners and the places pets favour.
- Enzyme pre-treatment on each spot, which breaks down the urine where it sits in the backing.
- Truck-mounted hot water extraction of the whole room. The water is heated in the van and pulled back out with strong suction, which flushes the broken-down urine out instead of spreading it around.
- Deodorizing where a smell lingers.
- An honest call on anything that won’t fully come out. If urine has gone through to the underpad, your technician shows you before doing anything extra.
We use plant-based, pet-safe solutions on request, and everything is rinsed out with hot water. Most carpet is dry in 3 to 6 hours. Keep pets off it until then.
What it costs in Vancouver
Pet treatment isn’t priced as an add-on. It’s part of the clean:
| What | Price (before the promo) |
|---|---|
| A room, hallway or set of stairs | $90 an area |
| One area on its own | $150 |
| Minimum visit (covers up to 3 areas) | $210 |
| Emergency spot clean (up to 5 spots in one 60 sq ft area) | $125 |
| Couch with pet accidents | $90 per seat |
| Area rug about 10×8 or bigger / smaller | $90 / $65 |
All prices are plus GST, and the seasonal promo comes off jobs above the minimum. A few examples: one fresh accident in the hallway is the $125 spot clean. A puppy who’s been using the living room, bedroom and hallway is three areas, so the $210 minimum. Most pet homes book the whole room rather than the spot, because the smell spreads further than the stain.

Common questions
Will the smell come back after a professional clean? Not if the source is treated. Smells return when urine is left in the backing or underpad. Very old or repeated accidents that soaked the underpad may need more, and we’ll tell you before we start.
Can you get pet urine out of a couch or rug? Usually, yes, with the same enzyme treatment and extraction. Send a photo of the fabric or rug tag when you book. For wool and Persian rugs, see rug cleaning in Vancouver.
Is it safe for my dog or cat afterwards? Yes. Solutions are rinsed out with hot water, and plant-based products are available. Keep pets off until it’s dry.
